One operating system for how your estate actually runs.
Estavo brings governance, secure access, financial tracking, and daily operations into a single, unified ecosystem — built exclusively for South African residential estates, HOAs, and complexes.
No sales pressure. A direct scoping conversation about your estate.
Reduction in daily phone queries and status chases by allowing residents to log and track maintenance requests directly on their phone.
Decrease in vehicle queue congestion at the boom through pre-authorized OTP entry codes, replacing manual intercom dials.
Reduction in manual monthly spreadsheets and account reconciliation drag by centralizing collections directly into the manager's ledger.
Every gate override, trustee approval, and security panic event is written to an unalterable, append-only record, leaving zero audit gaps.
Most estates aren't badly run. They're badly wired.
The people doing the work are usually fine. The system holding it together is five tools that don't talk to each other — so the truth about your estate lives in five places, and nobody can see all of it at once.
Complete alignment for HOAs, Body Corporates, and Security Control Rooms.
How it works today
- 1
Anyone who walked through your gate last Tuesday — do you know who they were, who let them in, and whether they left?
- 2
A warning gets buried under banter, then someone says they never saw it when the situation turns serious.
- 3
One person's spreadsheet quietly becomes the only version of the truth — until they are away, or the formula breaks.
- 4
An incident happens at 02:00. By morning, the evidence is a blurry photo and three different accounts of what happened.
How it works on Estavo
- 1
Every entry has a name, a time, a reason, and a record that can be checked.
- 2
Notices arrive where they belong, with a clear trail of what was sent and seen.
- 3
Account status is visible to the right people without a monthly chase.
- 4
An incident is captured once, escalated immediately, and still findable months later.
See Estavo for your role
Three people look at the same estate and worry about different things.
Choose the lens that matches your seat at the committee table.
Oversight and an audit trail that exists by design.
Governance you can verify, not just take on faith.
Every action on your estate — gate access, guest approvals, notices, financial decisions — is logged automatically and permanently. Not a manager's summary assembled after the fact. The actual record, timestamped, and there whenever you need it.
- Full visibility into manager and security activity, without micromanaging the day-to-day
- Financial oversight in the same place as everything else — levy collection, arrears, and contractor quotes, not a spreadsheet someone emails you monthly
- Compliance records and AGM decisions in one audit trail, not a filing cabinet
- A portal built for oversight, not just a read-only inbox for decisions
Platform capabilities
One ecosystem. Four purpose-built interfaces.
Every role sees exactly what their seat requires — nothing more, nothing less.
Full operational control, in one place.
Everything a manager needs to run the estate's day-to-day operations, from access and security through to finances and communication.
Resident Database
A complete, searchable record of every unit and resident on the estate — contact details, ownership status, vehicle registrations, access credentials, and household members.
Gate & Access Control
A live view of every gate on the estate. Managers can remotely trigger or override access. Access decisions are made locally, so the system keeps working during connectivity loss.
Guest Code Management
Issue single-use or time-limited guest access codes on behalf of residents, view every active code across the estate, and revoke any code instantly.
Incident & Maintenance Logging
Log incidents with photos, timestamps, and people involved. Maintenance requests are tracked from opening through to resolution.
Financial & Levy Dashboard
Live levy collection, arrears by unit, and contractor spend — giving managers real-time financial visibility across the estate.
Staff Rosters & Shift Management
Schedule security and maintenance staff shifts, with incident reports and patrol logs linked directly to the staff member on duty.
Notices & Communications
Send estate-wide or unit-specific notices with delivery and read-tracking, so important information actually reaches residents.
Contractor & Quote Management
Log contractor quotes, attach supporting documents, and track approval status from submission through to sign-off.

Hands-on from the first call. That's the whole point of a founding estate.
- 0101
A scoping call, not a demo script
We walk your estate's actual setup — how many gates, how many units, what's already installed, where things currently break.
- 0202
We adapt to your gates, you don't replace them
No ripping out booms or barriers. Existing hardware gets adapted and the necessary equipment installed around what's already there.
- 0303
Guards and managers trained on-site
The gate is the hardest habit to change, so it gets the most attention. Residents onboard themselves in minutes.
- 0404
Trustees get the record from day one
The audit trail starts the moment the estate goes live. No backfilling, no waiting for the first monthly report.
A limited, hands-on beginning
The Founding Estates Programme
Estavo is opening a small number of pilot spots before the October 2026 launch. Book a call — we'll walk through your estate's actual setup, and if it's the right fit, you'll be part of a founding group that helps shape the platform from the inside.
- 01Be among the first to run your estate on Estavo — before the October 2026 pilot opens
- 02Work directly with the person who built the system, not a rollout team
- 03If it's the right fit, you earn the honour of being a founding estate
Built by someone who understands what's at stake.
Estavo is engineered by Bryson Mabilo, a systems architect with hands-on expertise in cloud systems design, secure database topologies, and compliance frameworks. Every estate's data is isolated at the database level — one estate cannot see another's records, by design, not by convention. Access decisions, financial changes, and system activity are logged in an append-only record that can't be quietly edited after the fact.
Data isolation enforced at the database layer, not just the application layer
POPIA-aligned handling of resident information
Entry and exit that doesn't depend on the internet staying up — gate access runs locally at the gate, and the record syncs once connectivity returns
Data isn't kept forever by default — when an estate leaves Estavo, information is deleted according to a documented retention policy, not held indefinitely
Direct onboarding support — you're working with the person who built the system, not a support ticket queue
The questions trustees actually ask.
If something here isn't answered plainly enough, that's what the call is for.
You wouldn't commit — you'd apply. A founding estate gets direct input into what gets built before the pilot locks, and onboarding attention that won't exist once we're serving a hundred estates. If it isn't a fit after the scoping call, nothing happens.
No. Existing physical infrastructure stays. We adapt to what's installed and add only the hardware needed to connect it, which is deliberately the cheapest part of the change.
Every estate's data is isolated at the database level — one estate cannot query another's records, by design rather than by convention. Resident information is handled in line with POPIA, and access decisions are written to an append-only log.
The resident side is deliberately small: issue a guest code, read a notice, check your levy status, hit panic. If a resident can use a group chat, they can use this — and the estate keeps working even for the ones who never open the app.
Pricing depends on unit count and how many gates you're running, so it's a conversation rather than a table on a page. We'll scope it honestly on the first call, including whether Estavo is the wrong fit for your estate.
